Trusted Fire Door Inspections for Flats

The appropriate inspection frequency should reflect the building, how it is used and the level of traffic and wear experienced by the doors. Additional statutory checking requirements apply to certain residential buildings under the Fire Safety (England) Regulations 2022.

For residential buildings in England where the top storey is more than 11 metres above ground level, Responsible Persons must use best endeavours to check flat entrance fire doors at least every 12 months and carry out checks of fire doors in communal areas at least every three months under the Fire Safety (England) Regulations 2022.

Our inspectors assess the door leaf and frame, hinges, latches, locks, self-closing devices, intumescent and smoke seals, gaps, glazing and other relevant components. We also consider the overall condition and operation of each door.

Responsibility depends on the ownership and management arrangements of the building. The Responsible Person may include a landlord, freeholder, managing agent, housing provider or another person with control of the premises. Where responsibilities are shared, they should be clearly established.

They can have different roles within the building's fire safety arrangements. Flat entrance doors can help separate individual dwellings from communal areas, while communal fire doors may protect corridors, stairways and other shared spaces. Both can be important to the building's overall fire safety strategy.

The defect will be documented within the inspection report alongside a recommendation for appropriate remedial action. Depending on the issue, this may involve adjustment, repair, replacement of components or replacement of the door assembly.
