We understand the frustration of surprise fees. In this industry, many providers quote a low service fee but then add mandatory charges for essential consumable parts—like O-rings, seals, and safety pins—to the final invoice. These parts are required for compliance with BS 5306, making them non-optional extras.

Our All-Inclusive Fixed Price Solution:

At SAFE I.S. Ltd, we refuse to hide mandatory costs.

Your fixed-price quotation includes all required consumable parts based on the number of extinguishers on your property. The price we quote is the price you pay.

This offers you:

Complete Budget Certainty: Manage your fire safety budget without worrying about unexpected costs.

Uncompromising Compliance: We guarantee full BS 5306 compliance on every service, with zero shortcuts.

What is fire extinguisher service and maintenance?

When a SAFE I.S. Ltd engineer visits your premises, they perform a methodical and detailed inspection on every single extinguisher. Our service is much more than a quick check; it's a multi-point technical assessment designed to guarantee performance and compliance.

As a brief overview, we complete the following works on every fire extinguisher in compliance with BS5306:

  • The full-service process as detailed in BS5306.
  • Check the pressure gauge to ensure the extinguisher is correctly pressurised.
  • Verify the weight of the extinguisher to check for any loss of the extinguishing agent.
  • Replace all necessary small consumable parts, such as "o" rings and tags. (Included as standard in our costs)
  • Inspect the hose and nozzle for blockages, cracks, or signs of wear.
  • Examine the extinguisher body for any signs of corrosion, dents, or damage.
  • Ensure each extinguisher is free of obstructions.
  • Confirm the operating instructions are clean, legible, and correct for the type of extinguisher.
  • Ensure the extinguisher is correctly mounted and has the appropriate signage.
  • Ensure each fire extinguisher is clean.
  • Report any non-compliances, such units due to discharge tests or failures.
  • Complete and provide the required paperwork to the client.
  • Create a full asset register detailing the location, extinguisher type, condition upon testing, and any relevant notes.
  • Check the safety pin and tamper seal are intact and operational.
  • Update the service label on the back of the extinguisher, providing a clear record of the inspection date and results.

Fire Extinguisher Maintenance Frequently Asked Questions (FAQ's):

Our Frequently Asked Questions (FAQ's) section is designed to help you with your Fire Extinguisher Maintenance queries, however, please feel free to contact us if you would like more detailed information or your question is not listed.

The information provided in the FAQ's section was correct at the time of writing. Although we always strive to keep this up to date, legislation/standards are frequently updated. This section should not be used as legal guidance and or reference.

In short, Yes it is.

For a more detailed answer:

Under the requirements of the Regulatory Reform (Fire Safety) Order 2005, it is a legal requirement that a maintenance plan is in place for all fire safety equipment, this includes fire extinguishers.

Quote from the Regulatory Reform (Fire Safety) Order 2005:

"Section 17 - Maintenance:

(1) Where necessary in order to safeguard the safety or relevant persons the Responsible Person must ensure that the premises and any facilities, equipment and devices provided in respect of the premises under this order.. are subject to a suitable system of maintenance and be maintained in an efficient state, in efficient working order and in good repair."

The word "must" in this section of the legislation means that the requirement to maintain your Fire Extinguishers is obligatory & failure to do so would be a breach of this legislation.

We often find that the importance of fire extinguishers can be undervalued and or overlooked. Fire extinguisher maintenance can help to prevent fires from spreading and can also help to save lives in the event of a fire.

If a small fire broke out in your building one of the first reactions is to look for an extinguisher to help either prevent the spread of fire or to help you escape.

The only way you can be confident that your extinguishers will work if needed is regular maintenance (in line with suitable training on their use) and that why servicing is vital.

A unit that has not been maintained regularly could fail to work correctly or not at all. The last place you want to find this out is when you are trying to fight a fire.

Please Note: Unless you are trained in the operation of Fire Extinguisher it is not recommended they are used.

For further information, view our blog post Why Regular Fire Extinguisher Maintenance is Essential for Your property.

BS5306 is the code of practice for the maintenance & installation of fire extinguishers.

The standard is split into different sections, all of which focus on specific areas and offer guidelines & best methods for completing works with fire extinguishers.

The relevant current parts of the standards are as follows:

BS5306-1:2006 - Code of practice for fire extinguishing installations and equipment on-premises. Hose reels and foam inlets

BS5306-8:2012 - Code of practice for Fire Extinguishing installations and equipment on-premises. Selection and positioning of portable fire extinguishers.

BS5306-9: 2015 - Fire Extinguisher installations and equipment on-premises. Recharging of portable fire extinguishers.

BS5306-3:2017 - Fire extinguishing installations and equipment on-premises. Commissioning and maintenance of portable fire extinguishers. Code of practice

Under the requirements of BS5306-3:2017, fire extinguishers should have a 12-monthly basic service.

In addition to the annual service, extended services should be completed:

  • Every 5 years for water-based & Powder Units.

Overhauls should be completed:

  • Every 10 years for CO2, clean agent & halon units.

Unfortunately, this is not a service we provide. It is advisable to contact the manufacturer of the equipment you have installed and ask them to service the unit.

If the fire extinguisher is a portable unit just installed in a vehicle we can service these units.

At the end of the service, a Fire Extinguisher Service Inspection report is provided.

This document details the service works completed, any failures or non-compliances including advising you of any necessary action to ensure your extinguishers are in working order.

SAFE I.S. also create an asset register, which details the location, type & test results of each individual extinguisher which is available upon request.

This is a decision for the Fire Risk Assessor and Fire Risk Assessment and the answer varies for each individual property.

Two very similar properties could have different requirements for fire extinguishers based on their internal layout, use (i.e. Office or Storage), the materials in the property, the Fire Evacuation Policy and even the occupant's use of the building. There is no "general rule of thumb" as such when it comes to extinguisher requirements that suit all buildings.

If you are unsure, you should always refer to your Fire Risk Assessment. If you have not had one completed then this would be the first step to making your decision and you can refer to our Fire Risk Assessment page for more details by Clicking Here.

All extinguishers should be subject to a commissioning process on initial installation at the location the unit is being installed.

It is a common misconception that new extinguishers, when purchased from an online store or picked up from a shop, are ready for use.

Commissioning cannot be done prior to the extinguisher being placed in property in the location they are to be used. This must be completed by a competent person, as defined by the British Standard.

After commissioning, the unit should then be serviced on an annual basis.

During the service of an extinguisher, small consumable parts (such as pins, tags, gauge stickers, o-rings & seals) must be replaced as part of the process. This isn't an optional extra as we must change the majority of these items on every visit to comply with British Standards, so we don't think it should be a hidden cost that is added to an invoice after the visit.

At SAFE I.S. we include these small consumable items in our fixed price quotation (based on the number of units in the property) meaning there are no surprises following our visit on your invoice.

On average, it takes between 3-5 minutes to service an extinguisher and it's not a loud or noisy process.

Our engineer will simply need access to the extinguisher, they will complete the service of each unit then move on to the next, so the disruption caused is extremely minimal.

If there are particular areas where access is an issue, our engineers will work with you to find the best solution to completing the works whilst reducing disruption wherever possible.

We are able to service all types of portable fire extinguishers, from 1kg to 20kg including CO2, Foam, Water (including Water Mist & Water Additive), Powder (Including ABC and Class D) & Wet Chemical. We also service Fire Blankets too!
