Fire Risk Assessments for a House in Multiple Occupancy (HMO)

Why do Houses of Multiple Occupancy require a Fire Risk Assessment?

If your property is defined as a House of Multiple Occupation (HMO), it is a legal requirement under the requirements of the Regulatory Reform (Fire Safety) Order 2005 to undertake a Fire Risk Assessment.

Although HMOs are technically domestic properties, they fall under the requirements of the legislation as they present a higher risk of fire than that of a single-family dwelling and private homes. In an HMO the owner of the property does not always live in the premises and tenants often do not know each other which can impact both fire prevention methods, reduce their ability to respond to a fire and ensure that all tenants comply with legislative requirements.

A fire risk assessment is designed to improve fire safety standards, with the aim to prevent the risk of fire and protect life in the event of a fire.
